Essex is not one kind of place and it does not move like one. A new-town terrace in Harlow, a six-bedroom house on a private road in Chigwell, a bungalow on the Clacton seafront and a timber-framed cottage outside Thaxted are four genuinely different jobs.
A new town with its own rules
Harlow was planned to keep traffic away from houses, which is pleasant to live in and genuinely awkward to load. Hatch parking, garage courts and an underpass network mean the van rarely gets to the front door.
Private roads in the forest belt
A good number of roads in Loughton and Chigwell are unadopted. Some residents’ associations require notice before a commercial vehicle uses them, and a few impose width limits. We check the status rather than assuming public highway.
A causeway with a tide
Mersea Island is reached by the Strood, which floods on high spring tides. A West Mersea move is booked against the tide table before the date is confirmed. This is not a quirk — it is the whole job.
The Dartford Crossing
Everything in Thurrock is scheduled around it. It congests heavily and closes without much warning, so we plan for the pressure periods and reroute rather than sit in it with your furniture.
Weight limits on village lanes
North Essex and the Blackwater are full of them, along with single-track lanes and unmade drives. A lorry turned back at a weight limit ten miles out costs everybody a day, so we check the route rather than trusting mapping.
Timber frames that are not square
Saffron Walden, Thaxted and the Stour valley villages have the county’s highest concentration of listed timber-framed houses. Openings are out of square and the frame will not tolerate being forced.

What makes a long-distance move different?
Mainly the decision between a direct load and a shared one. A direct load is your goods alone, arriving without a transfer, on dates you choose. A shared load puts your goods on a vehicle with other consignments going the same way — cheaper, in exchange for collection and delivery falling inside a window. If your date is fixed by a completion, take the direct load.
Can you get a lorry down my lane?
Often yes, and where we cannot we shuttle. Rural north Essex and the Blackwater villages are full of single-track lanes with passing places, weight limits and unmade drives. We check the access before choosing the vehicle, and if a large van will not reach your door we plan a smaller shuttle from a staging point and tell you at the quote rather than on the day.
Do you move to Mersea Island?
Yes, and we book it around the tide. The Strood causeway floods on high spring tides, so a West Mersea move is scheduled against the tide table before the date is confirmed. It is the single most important fact about moving there.
How does a quote work?
A survey first, in person or by video. We look at both addresses, the access at each end, and what is actually going — including the loft and the garage. Then you get a written quote setting out the crew, the vehicle, and what is and is not included. We do not quote a whole-house move off a postcode and a room count.
Do you move abroad?
