Removals in Maldon and the Blackwater

A hill town above the estuary, sailing villages and a lot of soft ground.

Maldon is a hill town above a tidal estuary, and Burnham-on-Crouch is a sailing town on another. Between and around them sits some of the most rural housing in Essex.

This is the part of the county where the approach to the house is usually the whole problem. Single-track lanes with passing places, unmade drives, sharp field entrances, and ground that softens considerably after a wet week.

It is also conservation-area territory. Maldon’s High Street and the older parts of Burnham carry listed frontages where what can be temporarily altered is restricted.

The hill, the lanes and the ground

Maldon High Street runs steeply down towards Hythe Quay. Several of the roads off it cannot offer a large vehicle level standing within a sensible carry, and a tail lift needs level ground to work safely. The standing point is decided on the survey.

In the conservation area many properties are listed. We protect thresholds, reveals and original joinery before anything moves, and we will not remove a window or door frame from a listed building to get an item through. Where something will not fit, you hear it at the survey.

Out in the villages — Tollesbury, Goldhanger, Tolleshunt, Steeple, Mayland — the lanes are single-track with passing places and hedges to the edge. Where a large vehicle genuinely cannot reach an address we run a shuttle from a staging point, quoted openly.

Ground condition is a real variable here. Unmade drives and grass verges near the estuaries will not take a loaded vehicle in a wet season. We check the standing before driving onto anything soft, because a van sunk to its axles helps nobody.

The housing here

Listed town houses
Maldon High Street and Burnham’s quayside. Narrow stairs, original joinery, restrictions on temporary alteration.
Estuary cottages
Low door heads, thick walls and rooms not designed around modern furniture.
Rural and barn conversions
Generous inside, awkward outside — long drives, gate widths and soft ground after rain.
Modern estate housing
Heybridge and the Maldon edge. Driveways and adopted roads, the easy end of the area.
